Terms & Conditions

1. Parties and Scope
These terms apply to the accommodation booking agreement between Loma-Oravi Oy (Business ID 1824319-0, "Service Provider") and the customer ("Guest"). Making a booking constitutes acceptance of these terms.

2. Booking and Payment
- A booking is binding once the guest has paid the deposit or the full amount.
- A deposit of 30% of the total price is charged at the time of booking.
- The remaining balance is charged 30 days before arrival.
- For short-notice bookings (less than 30 days before arrival) the full amount is charged at once.
- Accepted payment methods: Visa, Mastercard, online banking. Reservations are handled by Hostex (booking platform). Payments are processed by Stripe Payments Europe Ltd. through Hostex's Stripe Connect integration. Loma-Oravi Oy does not store or process payment card data itself.

Cancellations must be submitted in writing to info@saimaalakesidevillas.fi. The cancellation date is the date the message is received. We recommend purchasing travel insurance.
4. Check-in and Check-out

The lockbox code is sent to the guest 48 hours before arrival. Later check-in or earlier check-out can be arranged separately.
5. Use of the Villa
- The villa may only be used by the number of guests stated in the booking (max. capacity is stated per villa).
- Smoking indoors is prohibited in all our villas.
- Pets are allowed in designated villas, a cleaning surcharge applies.
- The guest is responsible for any damage caused by the party. A damage deposit may be charged if necessary.
- The villa should be left in a tidy condition. Final cleaning is included in the price.
- Noise should be avoided between 23:00 and 08:00.
6. Service Provider Liability
Loma-Oravi Oy ensures that the villa matches its description at the time of arrival. In the event of technical faults or force majeure, alternative accommodation or a full refund will be offered. The service provider is not liable for weather, natural conditions or other external factors.
7. Force Majeure
Neither party is liable for delays or damages caused by exceptional and unforeseeable circumstances such as natural disasters, pandemics, strikes or government orders.
8. Governing Law and Disputes
These terms are governed by Finnish law. Disputes will primarily be resolved through negotiation between the parties. If no agreement is reached, the dispute will be settled in the District Court of Eastern Finland. Consumer customers may also contact the Consumer Disputes Board (kuluttajariita.fi).
