1. Parties and Scope

These terms apply to the accommodation booking agreement between Loma-Oravi Oy (Business ID 1824319-0, "Service Provider") and the customer ("Guest") for bookings made through saimaalakesidevillas.fi. Making a booking constitutes acceptance of these terms. For bookings made through Airbnb or Booking.com, the payment and cancellation terms of that channel apply. For group offers, the payment and cancellation terms stated in the offer apply, and these terms apply otherwise.

2. Booking and Payment

• A booking is binding once the guest has paid the full amount.
• The full amount is charged at the time of booking. The final price including discounts is shown before payment.
• Accepted payment methods: major payment cards (incl. Visa, Mastercard) and other methods offered by Stripe Checkout at the time of payment.
• Payments are processed by Stripe Payments Europe Ltd. The reservation is recorded in our Hostex booking system. Loma-Oravi Oy does not store or process payment card data itself.
• In the event of an obvious pricing error, we will contact you and offer the choice of accepting the correct price or cancelling free of charge.
• For group and offer bookings, a deposit and a balance payment may be agreed separately. In that case the booking becomes binding once the deposit has been paid, and the amounts and due dates stated in the offer apply instead of the full payment rule in this section. If the balance is not paid by its due date, the booking may be cancelled, in which case the cancellation terms in section 3 apply.

3. Cancellation Policy

Note: bookings that include at least one night between 23 December and 1 January cannot be cancelled. The table below does not apply to them.

• For cancellations 30 to 59 days before arrival, we retain 20% of the booking price. The retained amount can be used for a new booking within 12 months, subject to availability and payment of any difference in price.
• Christmas and New Year: bookings that include at least one night between 23 December and 1 January are not refunded, regardless of when they are cancelled.
• No-shows and early departures are not eligible for a refund.
• Cancellations must be submitted in writing to info@saimaalakesidevillas.fi. The cancellation date is the date the message is received. We recommend purchasing travel insurance.

4. Check-in and Check-out

The lockbox code is sent to the guest 24–48 hours before arrival. Later check-in or earlier check-out can be arranged separately.

5. Use of the Villa

• The villa may only be used by the number of guests stated in the booking (max. capacity is stated per villa). Unregistered additional guests are charged extra, or the booking may be terminated.
• Smoking indoors is prohibited in all our villas.
• Pets are welcome in all villas except Oravi 1 Teeri, which is kept pet-free for guests with allergies. Please declare pets when booking; the cleaning fee is €30 per pet.
• Final cleaning and bed linen are included in the price. If the cleaning instructions are not followed, we charge for the extra work according to the price list in the guest guide (e.g. taking out rubbish or washing dishes €50, extra sauna cleaning €80) or €45 per hour.
• The guest is responsible for any damage caused by the party. Damage and defects must be reported to us immediately, at the latest before departure.
• Noise should be avoided between 22:00 and 07:00.

6. Service Provider Liability

Loma-Oravi Oy ensures that the villa matches its description at the time of arrival. In the event of technical faults or force majeure, alternative accommodation or a full refund will be offered. The service provider is not liable for weather, natural conditions or other external factors.

7. Force Majeure

Neither party is liable for delays or damages caused by exceptional and unforeseeable circumstances such as natural disasters, pandemics, strikes or government orders.

8. Governing Law and Disputes

These terms are governed by Finnish law. Disputes will primarily be resolved through negotiation between the parties. If no agreement is reached, the dispute will be settled in the District Court of Eastern Finland. Consumer customers may also contact the Consumer Disputes Board (kuluttajariita.fi).
